And That’s a Wrap on Summer 2022!

Labour Day Weekend signals the unofficial end of summer!  Camps and vacations have been locked into memories and the excitement of back to school is everywhere.  Our strength as a team at The Impact Realty Group allowed each of us to enjoy some summer fun and spend some memory making time with our own families.  In return, our clients always had the benefit of someone ready to help at any time.  As they say, “Teamwork makes the dream work.”

Setting our sights towards the Fall season, it is time to look at our yard work and home maintenance that needs to get done – it feels like only yesterday we were doing our spring chores.  Maintaining your house is the best way to keep it running smoothly and “sale-ready”.  Here is a list of fall cleanup tips from Tarion – experts in home warranty protection.  This list should keep you busy until it’s time to get out the Holiday decorations.

Fall Home Maintenance Checklist

September

  • Check exterior finishes for signs of deterioration (peeling paint, loose siding, cracks) 
  • Check garage door tracks and lubricate bearings 
  • Check caulking around windows and doors for air and water leaks 
  • Seed the lawn 
  • Inspect fireplace and chimney dampers, clean if necessary 
  • Check basement or crawl spaces for leaks or moisture  
  • Have humidifier, furnace and (heat recovery ventilator) HRV serviced 
  • Clean and test clothes dryer vent 
  • Check and reset ground fault circuit interrupter (GFCI) 
  • Test smoke alarms and carbon monoxide detectors 

October

  • Check windows and screens for cracks or separations 
  • Drain exterior water lines 
  • Check roof including shingles and flashing and ensure vents are sealed properly 
  • Check weather stripping for damage or wear 
  • Check sealing around windows and doors for air or water leaks 
  • Test septic system and clean if necessary 
  • Winterize landscaping and remove leaves 
  • Clean or replace furnace filter 
  • Check and clean the heat recovery ventilator (HRV); wash or replace the filter;  
  • Clean water heater 
  • Shut off exterior water supply 
  • Check eavestroughs and downspouts for debris 
  • Clean humidifier and check for condensation and proper humidity levels 
  • Check and reset ground fault circuit interrupter (GFCI) 
  • Test smoke alarms and carbon monoxide detectors 

November

  • Clean or replace furnace filter 
  • Check and clean the heat recovery ventilator (HRV); wash or replace the filter;  
  • Check for condensation and humidity 
  • Check and reset ground fault circuit interrupter (GFCI) 
  • Test smoke alarms and carbon monoxide detectors 
  • Inspect floor drains to ensure trap is filled with water​


Completing these tasks will go a long way towards maintaining your home’s value. Although summer doesn’t officially end until September 22nd, the Impact Realty Group are looking forward to the Autumn season and hope you all enjoy a warm and sunny fall.
