June 2018: An Update

Perhaps you were already introduced to our new Team member?!  Like you, we like to have fun with our work and thought we would lighten things up!  Last week we introduced our new mascot and had a naming contest on Facebook.  “Sherlock Gnomes” will now be making an appearance in our listing pics, making our already amazing photos more fun to look through!  You will find him in 1 or 2 of our listing photos!

As we enter the mid-spring market, many Buyers and Sellers are looking at For Sale signs going up and down, referring to Google,  various news sources and TV reports for an idea what is happening in the Real Estate Market.

The reality is that people should be referring to their local Realtor, for a real snapshot of the market as this may vary vastly from National reports or market conditions in the GTA.

Deciding when may be the best time to consider a move or investment? A short conversation with us will determine this for you!

  1. Our Local market has been strong. While we have still been seeing many GTA buyers at our open houses, we have not been seeing the same great influence from the GTA market that we experienced one year ago.
  2. We currently have low listing inventory in many segments of the market with a large Buyer pool waiting for suitable homes to come to market.
  3. Interest Rates remain very attractive with rates and terms that are ideal for most Buyers.
  4. Buyers are more able to include traditional conditions in an offer. Financing, inspection, insurance and even Sale of Property conditions are becoming more common as Buyers are able to complete their due diligence on a purchase. A sign of shifting market toward being more balanced.
  5. There is never a wrong time to buy the right home. The challenge is always finding the ‘right home’. When the perfect home presents itself there is no better time to make that commitment!
