As we approach Labour Day weekend many families are taking their last break before kids head back to school. This is a cherished time for all and we truly hope that you have been able to enjoy some special time with those close to you.
August saw another successful Fergus Scottish Festival and Highland Games. With a long history dating back to 1946, if you haven’t experienced this amazing event you should certainly plan to attend next year on August 8-10, 2025 for its 80th Anniversary.
Also a must attend event is Riverfest in Elora. Although weather provided a challenge this year with lots of rain, the team there pulled off yet another unforgettable festival. Hugely popular with locals and people travelling from afar, this is yet another event that you should mark in your calendar for next summer.
Looking ahead in the coming weeks, we at Impact Realty Group are looking forward to the Cody Sheppard Golf Tournament on Saturday September 7th, supporting The Cody Shepperd Project, a fundraising drive for Mental Health Initiatives, it is a great cause that is near and dear to our hearts. Community News
We at Impact Realty Group would like to congratulate the U13 A Centre Wellington for winning the Ontario Provincial Lacrosse Championships, a tremendous achievement for our community competing against the best in the province.
We would also like to congratulate The Elora Mohawk, recently crowned the 2024 Founders Cup, Canadian Junior B Lacrosse Champions. The history is long and defined and this is yet another proud moment for CW Lacrosse.
Market Update
Our local Real Estate Market has been somewhat unpredictable through August. The pressure of interest rates over the past year has resulted in more inventory than we have seen in some time. With fewer Buyers, this has caused stiff competition in certain segments of our market, specifically newer homes up to 5 years, condos and cottages. If you happen to be in this segment of our market you have to be priced sharply against your competition in order to sell. Be prepared for longer days on market, possibly conditional offers and more negotiations in order to achieve a sale in the market today.
This being said, more unique, desirable homes with a great lot and location have been selling well in our market even given these inconsistencies. Forecasts are calling for further interest rate cuts and with this should follow more optimism from Buyers in or entering our market.
We are expecting a brisk market this fall and here’s hoping more affordable rates help sell some of this inventory that we have seen build over the summer. The fact is we are trending to more and more multiple offers in markets around us like Guelph, KW and Cambridge. As we start to see more GTA buyers visiting Centre Wellington and more affordable interest rates, we should begin to see some of these same trends show up in our market here.
