STUCK DOWN THE RABBIT HOLE?

As we approach the 2nd quarter of 2023 there are many questions about the state of the economy, world politics and events, interest rates, home values, rent values, inflation, cost of goods, cost of food…the list of stresses are endless.

Perhaps you have been more distracted by ever-changing technology, the daily dramas of professional sports, your weight, mental health or general fitness?  The term being thrown around more and more is the rabbit hole.  Don’t let yourself get sucked into the never-ending rabbit hole of tik tok, Facebook, Instagram, google, etc. It can get pretty ugly and be a real time waster!

The Fact is, it can feel difficult to control what is happening in the world. Things like putting down the devices more and engaging with the real world by being active or reaching out to a loved one. We encourage you to focus on the important things that you can control with confidence so that the remainder of 2023 is going to be an exciting, fulfilling and successful year!

The spring market is just around the corner and we know you have questions about what that might mean for you if you are looking to buy or sell a home. Looking at some important metrics in our local market, we can get a better idea of where we are headed for the second quarter: 

  • Interest rates are nearing the top of their expected levels. Plenty of speculation and industry information provide indication that rates should hover around historical norms (4-5.5%) in the near future and although more expensive than the past 3-5 years, these are rates that we must budget for moving forward.  With more consumer confidence in rate stability, we do expect more Buyers to enter the market.

If you are a Buyer thinking about making a move, now is the time to arrange a Buyer consultation and create a plan that will ensure you are prepared for success in your purchase. We are starting to see more competition on offers again, so be sure not to delay too long as we don’t want you to miss out!    

  • Inventory levels are very low at the moment. Currently in Centre Wellington we are sitting between 60-70 active home listings for sale while in non-Covid times we would see an average of near double that. We have been seeing more Buyers out at open houses and more people asking for showings, so be sure not to miss out by waiting too long to list.

If you are considering Selling, the “spring market premium” may actually be earlier than expected based on supply and demand only.

  • Location. We continue to be a community that people want to live in, raise their families in or retire to. We are wealthy in beautiful, natural attributes, local clubs, minor sports and adult sports leagues, arts, festivals, great community events, restaurants and more. We are a hugely popular community for people coming from Kitchener/Waterloo, Guelph, the GTA and beyond…also looking for an amazing place to live with a wonderful community!   

From these key factors we can be confident that our local market will continue to provide amazing opportunities for Buyers and Sellers alike.
